RUSA recently completed a full renovation and extension of a charming villa in Birkenhead, affectionately known by locals as the ‘Gingerbread House.’ This 12-month project involved maintaining the character of the original 1900s home while incorporating modern updates, resulting in a beautiful and functional space for the clients—a hard-working professional couple with young children.

The villa’s transformation included a full renovation extension while preserving its historical charm, and involved extensive work, including site works and base-level landscaping.

The outdoor space was also significantly improved, with a flat, sunny lawn enclosed by mature trees and a double garage/toolshed, offering plenty of space for outdoor activities. The elevated position of the home provides a peep of the ocean from the porch, adding to its charm.

This project marked RUSA’s first collaboration with Macfie Architecture, and the relationship proved to be highly successful. Together, they navigated the challenging heritage conditions and resource consent, ensuring the villa’s character was honoured throughout the extension.
